Ten red flags before buying Syrian property

Last reviewed: 22 August 2026. This is a stop-and-check list, not proof that a person or listing is fraudulent. Any unresolved flag is a reason not to pay or sign.

1. The price is tied to immediate payment

A seller says the price disappears today, demands a reservation fee before document review, or discourages an independent lawyer. A genuine deadline does not make identity, title, authority, and payment checks optional.

2. The seller’s identity does not match every record

Names, parentage, identification numbers, civil-status records, signatures, or ownership shares differ across the contract, identity document, registry, inheritance record, and bank account. Transliteration alone can explain a spelling difference, but the competent authority and lawyer must reconcile it.

3. A broad or scanned power of attorney is the only authority

The agent supplies only a scan, refuses verification with the issuing office, relies on a general property power, can appoint substitutes, can receive funds, or can sell to themselves or a relative. Verify the original, scope, expiry, revocation status, legalisation, and local acceptance independently.

4. Only the current registry page is shown

A current extract names the seller, but nobody will obtain historical extracts or explain earlier transfers. Wartime fraud and coercion can sit earlier in an apparently clean chain. Review the full title history and relevant court files.

5. A broker offers to remove a restriction for cash

The Interior Ministry said in June 2026 that many data-related property-transfer restrictions were removed institutionally after review of more than 850,000 records. It warned people against intermediaries claiming they could remove restrictions for money. Use the competent office and obtain an official record.

6. The property changed hands while the owner was absent or vulnerable

The chain includes transfer during displacement, detention, disappearance, death, incapacity, or loss of records, with no independently verified authority or inheritance process. This does not automatically invalidate the transfer, but it requires deeper evidence and court checks.

7. The asset or prior owner is linked to an illicit-gain investigation

The Anti-Illicit Gains Commission warned that changing ownership does not necessarily stop investigation or recovery of suspicious assets. If the property, seller, beneficial owner, or prior transfer raises that concern, verify through the commission’s official channels before proceeding.

8. An important rule exists only as a screenshot or social-media post

The Justice Ministry warned in April 2026 that decisions and circulars are valid only through official channels. Ask for the decision number, date, issuing authority, and official publication. Do not rely on a forwarded image or an agent’s summary.

9. Payment instructions are unusual or keep changing

The recipient is not the named seller or verified escrow provider, bank details change late, the true purpose must be hidden, or payment is requested through DarSyria, cryptocurrency, cash, or an unrelated third party. DarSyria never receives or holds property money.

10. Independent checks are treated as disloyal

The seller, relative, agent, or broker insists that trust makes a lawyer, registry visit, physical inspection, bank confirmation, or translation unnecessary. Independent verification protects honest parties as well as buyers.

Stop-and-check rule

Do not solve a red flag with another promise from the same person who supplied the document or payment instruction. Use a separately selected Syrian property lawyer and obtain records from the competent authority. Verify the physical property and occupants as well as the paper title.

A regional measure must stay regional. For example, the July 2026 recognition of revolution-period registry entries in Idlib does not validate an informal document from another governorate. An administrative lifting of a transfer restriction does not decide a competing ownership claim. A court assignment does not guarantee the outcome of a specific case.

What a chatbot cannot verify

DarSyria cannot authenticate a person, seal, registry extract, power of attorney, court decision, bank account, or physical parcel. It cannot declare a listing “safe.” It can explain which checks and official sources are relevant; the transaction must be verified by professionals and authorities.
